How To Handle Multiple Offers When Selling Your Home

April 24, 2021 by admin_name Leave a Comment

You Have Multiple Offers

Woohoo! In a fast-moving real estate market with a low inventory of available homes for sale, it is likely that you, as a seller, will receive multiple offers to purchase your home simultaneously from several buyers.   This is an ideal scenario for you to maximize the gain from the sale of your home.  While it may seem like a simple matter of selecting the highest bid, the offer with the highest price may not always be your best option.

Weighing Pros & Cons

As with anything that involves decision making you must look at the pros and cons of each option in order to select the best option for a given situation.   Understanding these pros and cons will help you decide which offer is best for your personal circumstances. The video below describes several scenarios involving multiple offers and makes suggestions on how to select the best option for your unique situation.

Examine All Offers Closely

It’s easy to overlook the fine print when presented with offers that are well above your list price. A thorough evaluation of all the details contained in your offers will ensure the best possible outcome in a multiple offer situation. Preparing a seller’s net estimate for each offer will allow you to compare the bottom line of each offer and is important when considering multiple offers when selling your home. The highest sale price will not always result in the most money to the seller.

Treat All Buyers With Honesty And Respect

Show appreciation for the offers buyers have made. Understand that a buyer will be disappointed that their offer was not accepted and be sympathetic. Offer to retain their offer as a back-up in the event the offer you did accept fails to close. Having a back up offer can save you from having to find another buyer and quickly get you back on track.
